With this year in full swing, many investors have given serious thought to really improving their commitment level this year and capitalizing on the many opportunities for independence, freedom and wealth. Big gains in these areas are made by small improvements in various facets of our business everything s a cinch, inch by inch!
One of the quickest ways to see improvements and cash-flow savings is to turn over our properties quickly and avoid expensive carrying costs. They can drag on us and eat away at profits silently. Many investors are penny wise and pound foolish in this area by avoiding full exposure of their listings thru state MLS services because of the costs involved. Think again! There is an answer.
There are many ways to avoid full-service fees of 5%, 6% or even 7%, that are typical in some markets. When you decide to sell one of your properties, it is best to choose an Owner Assisted MLS exposure program that puts your home on MLS for a flat fee. Local programs (like ours/$495) that offer full MLS exposure for a flat fee. The investment often is less than half of an average monthly mortgage payment on most properties you own. By trying to save or avoid this marketing expense, investors often end up making more payments on vacant properties for longer periods of time.
Additionally, the MLS listing often legitimizes your property in the eyes of buyers, simply because it is listed. Also, they know you re serious about marketing and selling and it often prompts them to act quicker, for fear of losing the deal to someone else.
You will find a variety of programs from state to state. The offerings may give you choices as to additional levels of exposure for a little more money, including ads in local MLS magazines, additional photos and/or virtual tours. If you re trying to retail a property, these often help; but the main thing is to simply get it on MLS.
Remember, often the hardest decision is making a decision. Don t wait, do it now!
