| FAQ's on Sell By Self Programs |
When you list with us, you choose the the program.
You only pay $295, $395 or $495 to sell by Self or by Agent on MLS to participate in the Flat Fee listing. JUST CHOOSE YOUR OPTION!
By ordering one of our programs on-line, you understand & agree to the Program Rules. This is a 3, 6, or 12-mo. listing. We expose home on MLS. If you end up selling directly to your own Buyer--who is not represented by a real estate agent, you only pay Sell By Self Realty .005 or 1/2 of 1% on closing. Seller conducts own Open Houses and Sell By Self Realty will post them for FREE on website: GeorgiaOpenHouses.com . Seller handlesthe transaction with your own closing attorney or Title Company. But sell By Self Realty is here for guidance and advice along the way. *Let's use a simple example of a $200,000 sale...
If you choose to accept an offer from any agent representing a Buyer (including us), you simply pay the advertised co-op fee (3.0%). e.g. 3% x $200K = $6,000. But you don't have to sell if the price isn't right 4U. The small listing portion % is then paid to Sell By Self Realty on closing (1/2 of 1%). If there's no Buyer's agent involved and you sell it yourself, all you pay is .005, or 1/2 of 1% on closing to 'Sell By Self' Realty.
If you secure your own Buyer with no other agent involved, you handle the sale yourself with your lawyer and you only pay $495 and the 1/2 of 1% on closing. We do not get involved in private negotiations on your behalf, but are available to assist with general advice.
If you do want our direct assistance for us to negotiate with your Buyer, the total fee will be 1% for our 3rd party negotiations on your behalf. (Optional--but sometimes it puts the deal together). 1% negotiation fee x $200K = $2,000 (optional). If not, the Flat fee % listing portion (1/2 of 1%) is paid from proceeds on closing.
If you agree to accept another offer from any other real estate agent (including our company) who represents their own Buyer, you pay the co-op Buyer Agent fee at closing (2-3%), or $4-6,000. The listing portion is only .005 or 1/2 of 1%. If you bring the buyer, your fee on closing is only .005 or 1/2 of 1%.
A full 6% fee on a 200,000 sale = $12,000, so you save a lot by using our program! Our lisitng fees are a GREAT DEAL for sellers.
