By ordering this 'Chosoe you Fee' service on-line, I understand & agree to the Program Rules. This is a 5-mo. listing. We expose home on GAMLS. If you end up selling directly to your own Buyer--who is not represented by a real estate agent, you pay nothing more and handle the transaction with your own closing attorney. *Let's use a simple example of a $200,000 sale...
When you list with us on the program, you pay $495.
If you choose to accept an offer from an agent representing a Buyer (including us or any of our agents), you simply pay the advertised co-op fee (3.0%). $495 + 3% x $200K = $6,495.
If you accept an offer from one of OUR buyers, We will rebate the $495 fee back to you. You only end up paying the (3%) co-op fee, minus the $495 rebate--or $6,000-$495 = $5,505
If you secure your own Buyer with no other agent involved you only pay $495. We do not get involved to negotiate on your behalf, but are available for general professional advice.
If you want our direct assistance to negotiate with your Buyer, add 1% for our 3rd party negotiations on your behalf. (Optional--but sometimes it puts the deal together). + 1% negotiation fee x $200K = $2,000 (optional).
If you agree to accept another offer from any other real estate agent (including our company) who represents their own Buyer, you pay the co-op fee at closing (3%), or $6,000.
