Real Estate is basically a simple business--but it can become complicated with misunderstandings and problems when clear working arrangements and agency relationships are not properly spelled out from the beginning. To prevent this from happening, these are the industry rules we follow with Buyers:

Just as we would not commit our time, effort and and resources to represent a Seller without a formal commitment in writing, our industry requires similiar agreements for Buyer-Clients. (Some agents risk litigation by not requiring Agency Agreements prior to engaging professional services--WE DO REQUIRE IT.   If you are not ready to seriously commit to a professional search and would rather bounce from agent to agent, that's your choice--good luck! We do not work that way.  In the end you'll choose an agent write up an offer anyway. We do not work with those who flitter from agent to agent with no mutual commitment. So before we invest the needed time, effort and resources for our Buyers, we require an Agency Relationship Agreement to be signed by all parties. The simple form is attached. We will assist you to fill in the blanks. Since fees are offered by the Listing Company, it costs you nothing when buying a home listed with an MLS service, not so with For Sale By Owners.  So simply end up buying a 'listed' home and the service is totally FREE.

It takes an average Buyer about 2-3 months to locate the property they like, so we require a minimum 90-120 day Buyer Commitment to avoid any misunderstandings. Makes sense!   Once authorized, we will begin researching & forwarding property information, schedule showings and research comparables to protect our Buyer's best interests. *(Call if you have any questions about the Form. We will help fill in the blanks. In the case of married couples or partners buying a home, both parties are required to sign the Agreement.
