How the Sell By Self Cash-Back Program Works
It's simple. You get paid 1% of the sales price from our commission*, within the Guidelines of the foillowing Rules and Regulations of the Program:
1. The seller pays us on successful-closing of the sale for bringing our buyer. We cannot pay you if we do not get paid.
2. As a Buyer's Agent we represent you once you sign a Buyer's Agent Agreement with us. This is required by law to indicate in writing that we represent you as a 'Buyer-Client'.
3. We work as a team and you locate the homes that you want to see using our web-site tools to preview the homes you want to see in person. Be selective and do your homework before an appointment is scheduled by us. The program limit is <15 showings.
4 To qualify, we pay 1% of the sales price based on you seeing 15 homes or less. At the 16-20th visit to a home with us, the fee to be paid is $500.
5. To qualify: the sales price must be $100,000 or higher. If it is not, we pay you $250.00.
The commission paid to us by the seller must be the ususal 3.0% co-op fee. if not the amount paid is reduced by whatever the the co-op fee paid is reduced, from the normally expected 3% fee. (ex. If home is $100K and the co-op fee is only 2.5%, then we pay .005, or 1/2 of 1% fee to you. If the home is less than $100K, we pay $250 total.
6. If you buy a new home build and upgrades are added on with or without commission, your % will be paid based on the commission we receive.
7. You must contract with Sell By Self Realty in a Buyer's Agency Agreement or a Buyer's Representation Agreement to qualify for payment of any Cash-Back bonus. This is a requirement by law to be considered our 'Buyer Client'.
We want to pay you as much as we can, but it's improtant to spell out the rules before we begin working together.
